Description:
As part of a development competition for the City of Vista of a residentially zoned 13.5 AC site, the team’s design proposal includes 46 alley loaded, single-family units, and 50 intergenerational units. A garden courtyard and pool area supports the community. Play-friendly alleys with enhanced pavers, permeable paving, and traffic- calming ‘bulb-out-planters’ create a kid-friendly street environment. An existing creek is revitalized with riparian plantings, along with native and drought tolerant planting treatment of a new water detention pond. A multi-use trail system connects through the site along the creek. Solar panels provide project sustainability.
